Welltower Inc. (NYSE: WELL), one of the nation's largest real estate investment trusts focused on senior housing and healthcare infrastructure, acquired The Arbor at Lake Worth from Chicago-based Focus Healthcare Partners for $87.2 million. The 366,036-square-foot campus at 9130 Hypoluxo Road features 377 units and sits on 22 acres west of Florida's Turnpike near the Everglades. The property was built in 2017 and offers independent living, assisted living, and memory care options. Focus Healthcare acquired the asset for approximately $63.7 million in 2024 and executed a 36 percent value gain in roughly two years. The deal comes shortly after Welltower secured a $6.25 billion revolving credit facility. The per-unit price of approximately $231,300 reflects the premium nature of South Florida's senior housing market.
