Wigan is a major industrial and logistics hub in Greater Manchester (North West England), with outstanding road freight connectivity via the M6, M61, and A580 East Lancashire Road, providing access to Manchester, Liverpool, Preston, and the wider UK motorway network within minutes. The borough hosts major distribution operations for Amazon, Asda, and Heinz among others, reflecting its importance within the national logistics network. The North West industrial investment market delivered a strong performance in 2025, with B8RE recording transactions totalling approximately 1.19 billion, a 16% increase on 2024, and approximately 310 million of deals under offer going into 2026. The region's occupational big-box market also saw its third consecutive year of take-up growth. Prime North West logistics rents continue to grow as low speculative development and strong demand compress supply. Wigan Borough is additionally investing heavily in town centre regeneration: the 180 million Eckersley Mill (950 plus residential units) and the 135 million Galleries Redevelopment are both under construction. Vacancy & Supply
Vacancy Rates
UK national industrial and logistics vacancy rose to 7.9% at end-2025, a 12-year high, driven by secondhand space re-entering the market as occupiers consolidated into modern, larger facilities. However, the North West and Yorkshire/North East have recorded the strongest net absorption in 2025 and the lowest vacancy among UK regions, with CBRE predicting continued rental growth in 2026 for these supply-tight markets. North West big-box take-up reached 3.77 million SF in 2025, the third consecutive year of growth and 15.5% above 2024. CBRE UK Logistics Outlook 2026, B8RE via Place North West
Supply Pipeline
Speculative development has effectively halved during 2025 across the UK, with just 8 million SF of spec starts anticipated in 2026 nationally, the lowest since 2017. Grade A availability has stabilised at approximately two thirds of total UK supply. The North West's constrained speculative pipeline, combined with strong occupier demand, points to continued upward rental pressure in 2026. Wigan Borough also has 180 million and 135 million regeneration schemes under construction that will create new employment and residential density supporting long-term occupier demand. Competitor Activity
Prime Box completed the acquisition of Asda's 322,198 sq ft distribution centre in Wigan from Asda for 14.235 million in April 2026, brokered by Colliers Industrial and Logistics. The deal was Asda's disposal of a logistics asset as the grocery retailer rationalises its property estate following its 2021 separation from Walmart. The North West industrial investment market delivered strong activity in 2025, with notable deals including Chancerygate's purchase of Birch Business Park in Heywood for approximately 58 million and Clarion's 115 million acquisition of Frontier Park, Blackburn, per B8RE. Approximately 310 million of deals were under offer going into 2026, signalling continued transactional momentum. B8RE North West Industrial H2 2025 via Place North West
