Speculative development has effectively halved during 2025 across the UK, with just 8 million SF of spec starts anticipated in 2026 nationally, the lowest since 2017. Grade A availability has stabilised at approximately two thirds of total UK supply. The North West's constrained speculative pipeline, combined with strong occupier demand, points to continued upward rental pressure in 2026.
