Lysara acquired the Amazon Belfast logistics facility for £26 million, below the initial £28 million asking price (6% NIY), representing a slight loss for UBS AM which paid £27.12 million in 2020. The asset's appeal lies in its 15-year indexed lease to Amazon, one of the UK's most creditworthy logistics tenants, in a near-monopoly position as Northern Ireland's only facility built to Amazon's specifications. The triple-deck van park structure (providing 479 EV-capable spaces across 320,000 sq ft) is a distinctive feature supporting last-mile delivery operations.
